Has she really checked comparables? Seems a little high as for one, unfurnished would probably get you about $800 for that place and I can't see 'furnished' adding $600 to it, for two, its a party town, not a business town, so there are likely few interested in a furnished place.

Keep in mind also, because its a party town, that furniture may very well get trashed (my buddy there always get crap for tenants)...write something real tight in the agreement if she wants anything back for what likely gets destroyed.
  • was renting for $1500 before so we just reduced to $1300...good advice on the furniture
